The project is a commercial/ retail use for R-07 residential district in the new administrative capital. The plot area was 4930.91 m2 and the floor area ratio(FAR) was 1.2. The project program mainly consisted of designing shops with an approximate size of 20 m2 in the ground floor and from 17 to 19 m2 in the upper floors.
Th e main concept is to make a main internal spine to make an extra attractive and collective space to revive the backyard shops and offers an interesting commercial experience & Achieving maximum flexibility to the owner by offering small merge-able units modules.
EMS Experts delivered a full engineering design with different analytical studies of the project conditions as well as area calculations and program studies.
